Our firm represents both commercial clients and individuals in all proceedings and transactions that deal with real property and the structures attached to it-including purchase and sale, construction, mortgages and foreclosures, leases, zoning, title examinations, quiet title actions, closings, and management.
Our firm offers a full range of consultating services for real estate matters beginning with pre-transaction counseling and going through all phases of litigation and judgment enforcement. Often times, clients don't take the time to have an attorney review purchase agreements and mortgage documents, relying on the real estate agent or banker to represent their interests. This misplaced faith can cost a lot. Our clients tend to find that the additional time and expense spent in the beginning is generally well worth it.
1. Real Property Transactions - Our firm maintains a full service real estate practice for the handling of construction and permanent loan financing, the acquisition and sale of commercial and residential properties, preparation of condominium documentation, and commercial and residential lease transactions. We also have extensive experience in all areas of land use.
2. Real Estate Litigation - Our attorneys use their skills as litigators to defend and prosecute your claims as the buyer or seller of real estate. In addition to breach of contract, we handle actions over deposits/earnest money, specific enforcement of purchase agreements and breach of covenants and warranties. Our firm works closely with property owners who have problems with difficult tenants. As is frequently the case, once these tenants have been evicted or move out (sometimes secretly and frequently without forwarding addresses), owners are left with hundreds, even thousands of dollars in damages. At this point, we coordinate our real estate work with our collection department to obtain full relief for property matters, including unpaid rent, expenses and deficiencies.
